MDS collaborated with Cowichan Tribes and Formline Architecture to determine the feasibility for multi-family residential development(s) on Cowichan Indian Reserve No.1. To thoroughly assess the feasibility of the proposed project, MDS examined the community and housing profiles of both Duncan and Cowichan Tribes Lands, analyzed qualitative and quantitative data collected at the community and governmental level and in addition, performed three site analyses.

Preliminary design was developed based on input from two community engagement events. The proposed multi-family development is two storeys and includes 48 units comprised of a mix of bachelor, 1-bedroom, 2-bedroom, 3-bedroom, 4-bedroom and 5-bedroom units. The design also includes space for an onsite daycare, study/resource room, community meeting/event room, community cold storage, butcher room, exercise and shower rooms, laundry room and a lounge near the laundry. Accessory building and structures include a smoke house and an outdoor fire pit.

The next stage of this project will be to select a site and to conduct a business plan, in order to figure out the exact number of units and types of shared spaces to include in the development; a variety of factors will affect the total building size, the number and mix of units, and square footage dedicated to shared spaces. Part of the business plan will be to critically assess these factors, so as to advance a viable and sustainable project which reflects the community’s needs and vision.
