The Nisga’a Village of Laxg̱alts’ap is working with MDS to construct a new 30-unit Density Relief Apartment building within the Village of Laxg̱alts’ap. This project will introduce the first apartments and the densest form of housing across the Nisga’a Nation.
The Laxg̱alts’ap Density Relief Apartments will provide a mix of studio, 1- and 2-bedroom apartments, providing affordable housing for Indigenous families, individuals, and Elders living independently. The project also includes surface parking, amenity space, outdoor gathering space, and storage spaces in the building.
As the development consultant, MDS is delivering a comprehensive suite of services, including project management, funding procurement and management, land use planning, communications and engagement support, and government approvals. MDS also develops and manages capital and operating budgets, contracts and invoices, procurement, sub-consultants, and construction administration.
This development is funded by BC Housing’s Innovative Housing Initiative, which provides a $9.9 million capital funding contribution; the Canada Mortgage and Housing Corporation’s Affordable Housing Fund, which provides $8.6 million in capital funding contribution; and the Nisga’a Nation/Laxg̱alts’ap Village Government, which provides $3.6 million in equity contribution.
Construction will begin in September 2026 and will be completed by Summer 2028.
