Our team is highly experienced at supporting development projects from visioning, to development, through to occupancy. Responding to each client’s unique needs, our team can support specific phases of a project, or provide a full spectrum of development services.
Our team will help you define the project’s purpose, goals, and early design concepts to guide future planning decisions. As part of this process, we will help you build and formalize relationships with key partners such as governments, nonprofits, and community interest holders to support your project’s goals.
We can assist you with assessing and securing property for development, as well as strategically positioning existing assets for redevelopment. Through a thoughtful analysis of property potential, zoning and land use considerations, financial costs and funding opportunities, we will help you determine whether a project can realistically proceed.
MDS has worked extensively with BC Housing, Canada Mortgage and Housing Corporation, and Indigenous Services Canada to successfully fund and build affordable housing projects. We also support clients with other funding and grant applications for municipal, regional, and private sector opportunities.
We will manage all applications, permits, and interactions needed to obtain municipal approvals for your project. This includes the design and delivery of community engagement activities to meaningfully involve important parties in the process.
We will act on your behalf, ensuring that the project meets its goals, budget, and schedule. We do this by providing end‑to‑end coordination, scheduling, and oversight to keep the project on track.
Our team will prepare detailed financial projections for development costs and long‑term operations. Throughout the project’s development, we will monitor finances and oversee the work of consultants to ensure that the project stays on budget and is delivered as planned.
Project Highlight: Ada’s Place
Our team partnered with Robson Valley Community Services to deliver Ada’s Place, a new childcare centre and affordable housing complex in Valemount, British Columbia.
Key to its success was brokering a partnership with the Village of Valemount, which provided the land at no cost through a long‑term lease. This enabled capital funding from the Ministry of Education and Childcare, BC Housing, and the Columbia Basin Trust.
Belulah Creek Village, Hornby Island
M’akola Housing Society and the Hornby Island Housing Society hired MDS to develop 26 townhome units to address the ongoing shortage of affordable housing Hornby island.
1951 Cross Road, Kelowna
MDS is working with Turning Points Collaborative Society to develop affordable rental housing for low-income individuals and families in Kelowna.
519 16 Avenue, Creston
MDS has partnered with the Creston Valley Community Housing Society to build an 18-unit rowhouse building designed to provide homes in the heart of Creston.
6488 Byrnepark Drive, Burnaby
This 130-unit affordable rental housing project is designed to support indigenous individuals, families and seniors living in Burnaby.
